London Guest Suites has been in business for more than 20 years. This property is offered as a comfortable alternative to a High Rise Hotel . A quietl 1st floor flat in a lovely mansion block with gated security and approached through gardens. This is a sunny and spacious apartment. The sitting room has a decorative fireplace, good seating, and a compact dining room seating 6. The kitchen is well equipped with dishwasher, washer/dryer, fridge/freezer, microwave, hob and oven. The master bedroom has twin beds and bathroom ensuite with bath, overshower, wash hand basin and loo. The queen double bedroom has a bathroom adjacent with bath, power shower, wash hand basin and loo. Pitt Street is located in the heart of Kensington with the High Street and underground stations no more that a 7 minute walk. All the High Street shops, coffee shops and restaurants are on the doorstep. Porter. Nearest underground stations: High Street Kensington or Notting Hill.

The owner and agents of owner of the property are not liable for any accident, loss or damage sustained during the let. All arriving Clients will be met at the property. We therefore require prior information of travel plans, flight details etc. If arrival at apartment/house is before 8.00am or later than 4.30pm on any day, it is mandatory that our driver transfers you from the airport, and he will have the keys to the property. You will be advised of the cost of this and be charged.
A damage deposit is held against damage/breakages and use of the telephone. This is returned within 4 - 6 weeks of departure with the appropriate deductions. If any damage or call charges exceed the amount held as security deposit, we reserves will charge any excess to your credit card. By signing the booking form you authorize such charge.
Cancellation/Refund Policy
50% is payable by credit card when booking. The balance of the invoiced amount is due 70 days before the rental start date. Payment is accepted by US$, or by credit cards. Rents are payable in full and in advance 10 weeks prior to arrival date. Final payments are non refundable. WE STRONGLY SUGGEST TRAVEL INSURANCE! We will send you a link where you can shop options when you book.All rents include gas, electricity, WiFi, and cleaning on arrival and departure. Telephones are metered by the telephone company for the cost of calls made during your stay and this will be deducted from the damage deposit. If cleaning is required, this can be arranged at a rate of £(please enquire) per hour, for a minimum of two hours per visit.
Only the named people on the booking form may occupy the property and any change or extra people will automatically and without notice bring the contract to an end.

Arrangements for check-out and key collection must be made at least 2 working days prior to the departure date. All properties are equipped with linens, towels, china, glasses, telephone and television unless otherwise stated.
Telephone numbers of properties can be given in advance when payments have been completed. We reserve the right to offer alternative properties of similar quality, size and price in the event of the property chosen not being available. Baby cots, high chairs, Z-beds, fax machines and extra linen can be arranged at costs advised and added to your invoice, or taken from your security deposit.
Occupants must undertake not to make any alterations, additions to, or take away from the premises any of its contents, nor to create cause to require redecoration or repair to the property. To quietly enjoy the property and not create such noise or nuisance as to cause complaint from neighbours, especially after 11 PM and before 8 AM.
No professional business may be carried out on the premises.
No animals are allowed in any property unless previously and specifically agreed in advance.

Comfortable apartment
10/04/2014Large comfortable apartment, good location, but stairs somewhat of a problem for older people with their luggage. The driver taking us back to the airport helped us with our bags when we left. Kitchen clean and well equipped. Bathrooms and bedrooms good. Carpets and furniture rather shabby. Overall, we were happy staying here.
Great location but badly needs updating
07/29/2014Here are some observations on the flat: - the carpet badly needs to be replaced or, at a minimum, thoroughly cleaned. The black mould around the edges in the bathrooms is particularly distasteful. - both bathrooms need updating, especially the one off the hall. The pump for the shower doesn’t work consistently and there needs to be a curtain or glass barrier at the edge of the bathtub to contain the spray. - both sofas in the lounge need to be replaced. They are extremely uncomfortable. I could not sit on either of them for more than a few minutes. Fortunately the new chairs are just fine. Two other “nice to haves” would be: - an electric fan for the bedrooms, given the heat as it was difficult to get cross-ventilation in the flat. - a rack for drying clothes, as we did not want to run the dryer any more than necessary in the heat. On the positive side, local staff were very helpful and responded promptly and as well as they could to our concerns about the shower. The kitchen was well equipped and we very much appreciated the washer/dryer. The Wi-Fi worked well. The location is wonderful, close to the Tube and shops. If we were offered this flat again, knowing its present state, we would not take it.
