London Guest Suites has been in business for more than 20 years. This property is offered as a comfortable alternative to a High Rise Hotel. This comfortable first floor flat (no lift) is located in a quiet residential street in South Ken/Chelsea convenient for both the Fulham and the Kings Roads. The bedroom has a queensize bed, flatscreen TV and good closet space. The sitting room is light and bright with small balcony which overlooks the gardens, and is comfortably furnished with sofa, decorative shelving, TV, armchair and small table seating 2. The bathroom has bath with overshower, wash hand basin and loo. The kitchen is compact with oven, hob (stove top), fridge and washing machine. A simple but comfortable flat well located for all the many shops, restaurants and amenities that Fulham Road has to offer. The nearest undergrounds are either at Gloucester Road or South Kensington, which is an approx. 15 minute walk away. There are also many good bus routes within a minutes walk which give good access to South Kensington, Knightsbridge, Victoria and beyond.

Have a pint in popular local pub The Goat in Boots and breakfast al fresco at the Bluebird Cafe.

Luton or Stansted: £85 for a car for 1 - 3 people and £120 for 4-6 people

We can provide maid service during your stay at a cost of £30 for 2 hours.

Rents are payable in full and in advance 10 weeks prior to arrival date. Final payments are non refundable.

The owner and agents of owner of the property are not liable for any accident, loss or damage sustained during the let. All arriving Clients will be met at the property. We therefore require prior information of travel plans, flight details etc. If arrival at apartment/house is before 8.00am or later than 4.30pm on any day, it is mandatory that our driver transfers you from the airport, and he will have the keys to the property. You will be advised of the cost of this and be charged.

A damage deposit is held against damage/breakages and use of the telephone. This is returned within 4 - 6 weeks of departure with the appropriate deductions. If any damage or call charges exceed the amount held as security deposit, we reserves will charge any excess to your credit card. By signing the booking form you authorize such charge.

Cancellation/Refund Policy

50% is payable by credit card when booking. The balance of the invoiced amount is due 70 days before the rental start date. Payment is accepted by US$, or by credit cards. Rents are payable in full and in advance 10 weeks prior to arrival date. Final payments are non refundable. WE STRONGLY SUGGEST TRAVEL INSURANCE! We will send you a link where you can shop options when you book.

All rents include gas, electricity, WiFi, and cleaning on arrival and departure. Telephones are metered by the telephone company for the cost of calls made during your stay and this will be deducted from the damage deposit. If cleaning is required, this can be arranged at a rate of £(please enquire) per hour, for a minimum of two hours per visit.

Only the named people on the booking form may occupy the property and any change or extra people will automatically and without notice bring the contract to an end.

Properties may be occupied from 12.00PM with departure by 10.30AM unless specifically requested and agreed. Arrangements for check-out and key collection must be made at least 2 working days prior to the departure date. All properties are equipped with linens, towels, china, glasses, telephone and television unless otherwise stated.

Telephone numbers of properties can be given in advance when payments have been completed. We reserve the right to offer alternative properties of similar quality, size and price in the event of the property chosen not being available. Baby cots, high chairs, Z-beds, fax machines and extra linen can be arranged at costs advised and added to your invoice, or taken from your security deposit.

Occupants must undertake not to make any alterations, additions to, or take away from the premises any of its contents, nor to create cause to require redecoration or repair to the property. To quietly enjoy the property and not create such noise or nuisance as to cause complaint from neighbours, especially after 11 PM and before 8 AM.

No professional business may be carried out on the premises.

No animals are allowed in any property unless previously and specifically agreed in advance.

Top Notch

I have stayed at nine different properties offered by LondonGuest Suites, and this one is among my top two favorites (the other is no longer available). Whether staying for a single week or two months, there is nothing not to like about this property. Conveniently located to shopping, bus routes, and the tube, and really not that far from the center of London for keen walkers. It is clean, quiet, with every amenity conceivable, including a land-line telephone for those of us who do not carry mobiles. Permanent residents in the building treat you as one of their own. In other words, this property is top notch.

Comfortable, convenient, and cozy

I have now stayed at 3994 three times in four years, and I would have stayed that fourth time had I not been late with my request. The service, as at all the London properties I have used (eight different ones over the years) was excellent. The kitchen was complete for my needs, and I prepared most of my own meals there. It is on a quiet street, and convenient to virtually everything. The Fulham Road is 90 seconds away; the King's Road perhaps three minute, with the Thames 2 minutes more.. The only inconvenience for someone staying several weeks (as I do) and not paying for maid service is that the property is not stocked with cleaning materials. I had to buy my own scouring powder, toilet bowl bleach, and glass cleaner. Not a great expense, but something one might expect the property owner to supply. I submit this review reluctantly, because I really don not want a lot of people to know about this place!

L'accueil est agréable , le logement confortable et propre et joli . le voisinage est tranquille . Tous les services sont proches ( épiceries , restaurants patisseries) et il y a plusieurs autobus pour nous conduire au centre ville. Le Wi-Fi fonctionne bien .

Relaxing and Convenient

This is the second consecutive year that I stayed at 3994, and I will likely be going back. I spent a lot of time working in the flat, so the quiet neighborhood is important to me. When I wanted to go out, I was a stone's throw from the shops, pubs, restaurants, and the cinema on Fulham Road, and a five minute walk to the even broader array of shops on the King's Road. The Greeter and people exchanging my linens were cheerful and punctual. My internet connection was sometimes sluggish on this resent trip, but all other appliances worked flawlessly. The furnishings and bed are quite comfortable and the flat itself super clean. Indeed, I am somewhat hesitant to provide this review because it is in my own interest to keep the news of this little gem to myself, probably the nicest of the half dozen London Guest Suite where I have stayed.
