London Guest suites provides the perfect alternative to high rise hotels. Lovely 1st floor apartment with no elevator. 2 double bedrooms, living room, eat in kitchen and one bathroom . Amazing location in the heart of Soho, and only a few minutes walk from Oxford Circus, Leicester Square, Piccadilly Circus, all shops in Oxford street and Theatre Land. Close to all transportation. The spacious living room is nicely furnished with contemporary furniture and wooden floors. There is a large leather corner sofa unit which can also become a sofa bed. There is a large flat screen TV with extra digital channels. High speed wi-fi internet is provided and the apartment has a quiet aspect. There are two double bedrooms each with a double bed, with fitted units and wooden floors, there is a bathroom with bath tub and shower over, and wash hand basin and toilet. The large and modern kitchen has floor and wall units a full size fridge freezer, a washer/dryer, dishwasher, microwave and oven & hob, table and chairs and is well equipped

Cancellation/Refund Policy

CANCELLATION policy for this apartment is deposit lost if cancelled more than 10 weeks before arrival. If cancellation is less than 10 weeks before arrival, then full amount due to owner, and only refunded if a re-sale is possible minus $250 admin fee. Clients are strongly recommended to ensure that they have suitable travel insurance arranged at the time of booking.

LOSS OR DAMAGE Any loss, damage or staining in the apartments must be paid for, whether accidental or deliberate, and therefore, due care and attention is advised. Although end of tenancy cleaning is included in the price, unless otherwise stated, if the apartment is left in a more than usually dirty or messy condition, a local charge for extra cleaning will be levied.

LOST KEYS It is vital that clients DO NOT lose keys during occupancy or take the keys away with them at the end of their stay. If keys are not returned to us for whatever reason the cost of a new locking system, to maintain security, and the cost of extra key cutting will be charged to the clients credit card.

Deposit Policy

DEPOSIT REQUIREMENT In order to confirm a reservation we require a 50% deposit, which is part of the total rent, which can be paid by credit card or check. The balance(total less the deposit) is due 10 weeks prior to arrival by credit card, check or money order. Payments by credit card will automatically be debited 10 weeks prior.

Charming, serviceable place... well situated.

My sister and I spent a month in this charming two bedroom place. Perfect for us. Kitchen with almost new appliances. Comfortable living room, good sized bedrooms. Well situated in the heart of Soho, near restaurants, theaters, a five minute walk to three Underground stations. It was, however, in the heart of Soho --- meaning the front bedroom heard the excitement and..OK, noise... of the alley and streets. It was, for us, a small price to pay for the convenience of location. The back bedroom heard almost no noise. Mornings were very quiet, as were weekends. And the building itself was very quiet. Furniture was new and comfortable, the TV, cable, and DVD players most useful during a longer stay. Washer/dryer very valuable for longer visits, too. We would definitely stay again at this clean, spacious (for London), and convenient place.

Great location and clean

This is a recently renovated apartment in a heritage building. The Bedrooms and living room is very spacious. unfortunately, each bedroom has a Double bed which we find rather small. The bathroom is rather small but functional for one person at a time. The kitchen is fully equipped with new appliances. The location is excellent in the center of SOHO, the entertainment district, with many restaurants and pubs just the round the corner and 3 tube stations within 7 minutes walking. It's on a pedestrian street which is relatively quiet but you can hear people talking by. In june 2013 the building next door was under construction so we could hear a little extra noise; not overly distracting andwe were out most of the day anyway. the Wifi and TV worked very well. Like I imagine most places in England, there is no air conditioning. On a hot summer day, this may be an issue since the rear facing bedroom window opens to a courtyard roof with noisy commercial air conditioners (when the double pane window is closed you don't hear any noise). The front windows open only a few inches which does not provide a lot of air circulation. We had a few 24 deg C days and it was still OK but wished we could have left the rear window open. The service was mixed with good responses during the booking but we were given a slightly wrong address and not told about the construction, even though we asked. The local management company is not very accommodating and assumes the customer is wrong without further discussion.
