You can enjoy relaxing times from the moment you pull up outside and wheel your luggage up the picturesque pathway to your new home-from-home.

You're likely to be brimming with eager anticipation as you open the front door for the first time and experience the open plan living space that greets you on the ground floor of the house.

Quality wooden flooring extends all the way to the large patio window doors at the far end of the house. In between, you have a luxurious living area with a choice of sofas and armchairs set in an attractive space featuring a decorative fireplace and a large flatscreen television.

Before you test those chairs for comfort, it's time to walk through to the kitchen and dining area. The cook/chef in your group is sure to be licking their lips at the prospect of making delicious snacks and meals in a modern kitchen with all the appliances and cookware you're likely to need.

All culinary creations can be enjoyed at the dining table under the skylight, with extra seating available at the breakfast bar. And it's also worth noting that there's a wall mounted television in here too.

THE GARDEN

Accessed from the kitchen/dining area, this large, green and pleasant space tempts you outside to enjoy tranquility and relaxation as you look over the patio toward the lawn beyond and up into the trees. It's a fully fenced garden that you're sure to treasure, no matter what time of year you visit.

THE UPPER FLOORS

Head back inside and upstairs where you'll discover two more floors to explore, each with 2 bedrooms and a bathroom. Two of these rooms feature Super Kingsize beds, with the third having a Kingsize and the fourth a Queen.

In keeping with the exceptionally high level of presentation across the house, the beds feature quality mattresses and bedding, along with plenty of storage space for your belongings.

Each of the upper levels also features a bathroom with a large walk-in shower and luxurious bath tub between them, so you can prepare for days and evenings out in style.

Should any of your group need to work during your stay, or require a quiet space in which to concentrate, the study on the first floor provides the ideal room in which to do this. Of course, the entire house is served by fast WiFi.

Luton or Stansted: £85 for a car for 1 - 3 people and £120 for 4-6 people

We can provide maid service during your stay at a cost of £30 for 2 hours.

Rents are payable in full and in advance 10 weeks prior to arrival date. Final payments are non refundable.

The owner and agents of owner of the property are not liable for any accident, loss or damage sustained during the let. All arriving Clients will be met at the property. We therefore require prior information of travel plans, flight details etc. If arrival at apartment/house is before 8.00am or later than 4.30pm on any day, it is mandatory that our driver transfers you from the airport, and he will have the keys to the property. You will be advised of the cost of this and be charged.

A damage deposit is held against damage/breakages and use of the telephone. This is returned within 4 - 6 weeks of departure with the appropriate deductions. If any damage or call charges exceed the amount held as security deposit, we reserves will charge any excess to your credit card. By signing the booking form you authorize such charge.

Cancellation/Refund Policy

50% is payable by credit card when booking. The balance of the invoiced amount is due 70 days before the rental start date. Payment is accepted by US$, or by credit cards. Rents are payable in full and in advance 10 weeks prior to arrival date. Final payments are non refundable. WE STRONGLY SUGGEST TRAVEL INSURANCE! We will send you a link where you can shop options when you book.

All rents include gas, electricity, WiFi, and cleaning on arrival and departure. Telephones are metered by the telephone company for the cost of calls made during your stay and this will be deducted from the damage deposit. If cleaning is required, this can be arranged at a rate of £(please enquire) per hour, for a minimum of two hours per visit.

Only the named people on the booking form may occupy the property and any change or extra people will automatically and without notice bring the contract to an end.

Properties may be occupied from 12.00PM with departure by 10.30AM unless specifically requested and agreed. Arrangements for check-out and key collection must be made at least 2 working days prior to the departure date. All properties are equipped with linens, towels, china, glasses, telephone and television unless otherwise stated.

Telephone numbers of properties can be given in advance when payments have been completed. We reserve the right to offer alternative properties of similar quality, size and price in the event of the property chosen not being available. Baby cots, high chairs, Z-beds, fax machines and extra linen can be arranged at costs advised and added to your invoice, or taken from your security deposit.

Occupants must undertake not to make any alterations, additions to, or take away from the premises any of its contents, nor to create cause to require redecoration or repair to the property. To quietly enjoy the property and not create such noise or nuisance as to cause complaint from neighbours, especially after 11 PM and before 8 AM.

No professional business may be carried out on the premises.

No animals are allowed in any property unless previously and specifically agreed in advance.
