London Guest Suites has been in business for over 20 years and is proud to offer this 2 Bedroom 1 bath in the heart of Westminster where you are only a short walk to Big Ben, Buckingham Palace, Westminster Abbey and more. This contemporary apartment has fully equipped kitchen, modern bathroom, and access to the fantastic shared roof garden with panoramic London views. The bedrooms have Queen beds and we can provide a cot if family of 5. St James Underground is just 5 minute walk and Victoria Rail station is 7 min walk. You have Waitrose market just around the corner on Victoria St to get all your food goodies, the neighborhood has many restaurants, coffee shops and local pubs. We have several units in the building so pictures my vary but all done beautifully. There are Two bedrooms with a queen bed • One tiled modern bathroom with baththub and shower • Fully equipped kitchen with dishwasher • Flatscreen TV • Spacious living area with dining table • Free WiFi • Washer dryer • Approx Area: (800 ft²)

PRICES & PAYMENT The prices of apartments are quoted in U.S. dollars and include taxes. They are based on a seven night stay , however many properties pro-rate for shorter and longer stays. Prices are subject to currency fluctuation, however when accommodations have been paid in full, there will be no increase. All taxes and additional charges, except telephone usage, are included in the rental prices.A confirmation is mailed or faxed upon receipt of the deposit and the credit card details. A final confirmation is sent when final payment is taken.
Cancellation/Refund Policy
CANCELLATIONS If you need to cancel a reservation contact our office and we will be happy to do this for you. All cancellations are subject to the terms and conditions of each property. Reservation deposits are refunded less $300. Normally at least 45 days prior to arrival you must notify our office to cancel a booking. Follow up the cancellation request in writing. Where notification of less than 45 days is given the cancellation is refundable subject to the apartment being re-let.We strongly suggest you purchase cancellation insurance which we offer at an average cost of $75 per $1000 of insurance.
We reserve the right to cancel a booking at any time before the date on which it begins or terminate a letting at any time before the end of the period booked. We would expect only to do this to accommodate any building work or for some other reason unforeseen by us/or the owner of the property at the time your booking was accepted. In this unlikely event, we will refund in full all money received by us for the booking (less a sum proportionate to any part of the period booked which shall already have expired) but we will have no liability beyond this. We will, of course, do what we can to provide you with a suitable alternative property.
Deposit Policy
DEPOSIT REQUIREMENT All rates are inclusive of a weekly cleaning service and all utilities except telephone calls, which are charged at cost.Other charges include a compulsory end stay cleaning charge (GBP 104 plus VAT for a one bed property). For bookings of three months or longer, there is a compulsory inventory charge of GBP 95 plus VAT
In order to confirm a reservation we require a deposit, which is part of the total rent, which can be paid by credit card or check. The balance (total less the deposit) is due 6 weeks prior to arrival by credit card, or 6 weeks if paying by check or money order. Payment schedules vary from each property and will be advised at the time of confirmation. Some properties require a pre-paid security deposit against breakage and telephone charges. This deposit will either be refunded on departure or held until the phone authority sends the account. Usually a credit card guarantee will be accepted for the deposit.
